June’s homes prices in the Charlotte NC area slowly moving upward along with 18 other cities out of 20 across the country. This time last year, all 20 markets remained down. The housing market is still in negative territory compared to last year’s figures. The Charlotte NC market is down less than 10 percent for year to date sales. This is a third month gain out of four months with more evidence of price stabilizing in Charlotte NC and national real estate markets, where we find the increase is comparing May to June sales. Charlotte area home sales had their brightest performance last month in almost two years, although record foreclosure activity could stall the still weak market, which means more pressure on prices because of supply and demand. Charlotte average sale price down only 7.7 percent with the average value $212,997. One-fifth of the single-family homes sold this year in Charlotte of Mecklenburg County have been in foreclosure. The foreclosure sellers are not re-buying; in a normal market, we have only 1 percent of foreclosure now we are climbing at record levels over 3 percent. The foreclosure seller breaks the chain of re-buying where another seller becomes a buyer. The $8000.00 tax credit is helping but ends November 30. Pending home sales are up for the fifth consecutive month, the first time in six years for such a streak, according to the National Association of Realtors®. The Pending Home Sales Index, a forward-looking indicator based on contracts signed in June, rose 3.6% to 94.6 from an upwardly revised reading of 91.3 in May, and is 6.7% above June 2008 when it was 88.7. The last time there were five consecutive monthly gains was in July 2003. This is a good begining of the recovering real estate market.
Lawrence Yun, NAR chief economist, said a combination of positive market factors is fueling the gains. "Historically low mortgage interest rates, affordable home prices and large selection are encouraging buyers who've been on the sidelines. Activity has been consistently much stronger for lower priced homes," he said. "Because it may take as long as two months to close on a home after signing a contract, first-time buyers must act fairly soon to take advantage of the $8,000 tax credit because they must close on the sale by November 30."

Home Sale Up Third Straight Month
The 3.6 percent increase in home sales has investors excited that the hard-hit housing market might be improving. The National Association of Realtors said sales came in at 4.89 million, above the 4.84 million analysts had been expecting. The existing home sales across the country jumped up for the third straight month in June.

In Pineville NC we are always looking for a great free Friday night out on July 24 with the family. The Pineville Park and Recreation Department is sponsoring a free concert at the Belle Johnston Park with a country band name Van Waylon Band. The concert starts at 7:00 PM at the Pineville Park; it is located at the end of Johnston Drive off of Main Street in downtown Pineville NC. The admission is free bring your chairs, cooler, blanket and food or purchase food and cold drinks from the food vendors. The family will enjoy the great play ground equipment at the Belle Johnston Park and the three acre lake in the background. The Charlotte Symphony Orchestra will perform from 8 - 9:45 PM 6/26/2009 at the Pineville Park Lake near the Belle Johnston Center follow the signs. Bring your blanket, chairs and enjoy the great music outdoors ! Pineville NC is a great place to settle down it is a small community with lots to do for the whole family ! Every year they have a fall festival the third weekend in October. There are lots of rides and games for the whole family. If you enjoy art, why not join the art contest, also lots of crafts and vender tents. My favorite thing to do there is listening to all of the great music, while enjoying the great food and atmosphere, which includes a firework display.

A campaign to extend and expand the housing tax credit officially got underway on Capitol Hill last week.
Bills have now been introduced in both the Senate and the House to open up the credit, to all buyers, keep it on the books through next year, and get rid of the current income limitations.

Rates Moving Up
When you are buying a home in the Ballantyne or Fort Mill area of Charlotte, you need to have a good lender. Bill McConnell has something to say about the market rates this week.
Was it I who just last week was tooting my horn about how stable mortgage rates have been? Ha! What do I know! Mortgage rates spent 10 wonderful weeks swimming in the warm waters of 4 - 5%. If you were smart, you put on your bandana and stole one of those rates. Maybe you refinanced your primary home and saved a few hundred a month. On the other hand, maybe you took advantage of a great rate and short sale to get that beach house you have always wanted. You look extra-smart today. Give yourself a gold star.
Those who missed the boat by waiting for rates to fall even lower got a rude awakening on Wednesday or Black Wednesday, as it’s been dubbed. Rates took a hard turn for the worse that day as the market reacted to the nation’s growing budget deficit and enormous Treasury issuance. There is a real fear the Fed’s policies are inflationary. This created a run-up that ultimately handed us the worst rates seen so far this year. Today the market’s trying to rebound, but it may establish a new (higher) range before things settle down. The 30-yr. Fixed opened at 5.125% this morning for the best-qualified borrowers.
It will be interesting to see what effect the bad press has on the housing market. I expect the market for refit has to cool a bit, but first time homebuyers should continue to snap up foreclosures and short sales. As the week progresses, shoot me a note and let me know what you are seeing. In the meantime, to quote Tom Hanks in Castaway, “I gotta keep breathing. Because tomorrow the sun will rise…and who knows what the tide could bring.”
